What We Maintain

A maintenance practice built around dedicated crews, defined response times, and single-source accountability for facility systems.

Preventive Maintenance

Scheduled inspections, tune-ups, and component replacement to catch wear before it becomes failure. Calibrated to manufacturer intervals and facility load.

Corrective Maintenance

Targeted repair of equipment and systems that have already degraded — root-cause documented, not just symptom-treated.

Emergency Response

24/7 dispatch for critical-system failures: roof leaks, HVAC outages, electrical events, and water intrusion. Response time tracked per SLA.

MEP Systems

Mechanical, electrical, and plumbing: HVAC tune-ups, lighting retrofits, panel inspections, fixture replacement, water-heater service.

Building Envelope

Roof inspections and repairs, sealant replacement, masonry pointing, window and door servicing, expansion joint maintenance.

Site & Hardscape

Pavement, striping, curbs, fencing, lighting, drainage, and signage upkeep on commercial and industrial properties.

Why Araiza

The Same Crew Knows Your Building

Maintenance is a people business as much as a technical one. We assign dedicated crews and back them with measurable response times.

01 / Dedicated Crews

Same Team, Daily Routines

Our maintenance crews are dedicated — not rotated. They learn your facility's quirks, document them, and apply that knowledge across visits.

02 / SLA-Backed Response

Critical Issues Get Same-Day

Every agreement defines response times by severity tier. Critical-system failures get a same-day field response; routine work runs on schedule.

03 / Single-Source

One Vendor, One PO

MEP, envelope, finishes, and site work are all in-house. One vendor, one purchase order, one accountable contact for every maintenance need.

Frequently Asked

Questions We Hear Often

Preventive is scheduled work intended to keep equipment running before failure — filters, lubrication, calibration, inspections. Corrective is repair work after something has failed or degraded. A good program weighs more toward preventive over time.

Critical-tier emergencies (active leaks, HVAC outages in occupied buildings, electrical events) get a same-day field response, typically within 4 hours during business hours and 8 hours after-hours. Lower-tier issues are scheduled within the SLA window of the agreement.

Both. We work with a mix of contracted clients (recurring service agreements) and time-and-materials clients (one-off calls). Contracted clients get scheduling priority and discounted rates.

A standard agreement defines: covered systems and components, inspection frequency, included consumables, exclusions, response-time SLAs by severity, reporting cadence, and renewal terms. We tailor the scope to the facility's actual systems.

Yes. After each visit you receive a service report listing what was inspected, what was found, what was completed, what's recommended, and photos where relevant. Quarterly summaries roll up trends, recurring issues, and capital-planning recommendations.
