Why Araiza

Commercial Done Right

Commercial work has its own clock: a missed open date is a revenue event. Our team is built around protecting that schedule.

01 / On-Time Opens

Schedule As A Discipline

Commercial revenue depends on opening day. Schedule discipline isn't a target — it's how we organize crews, supplier orders, and inspections from kickoff.

02 / Brand-Standard Execution

Build Manuals Followed

National retail and franchise builds come with brand books. We read them, follow them, and document conformance — finishes, fixtures, color, lighting, signage.

03 / Tenant-Friendly

Work In Occupied Buildings

Work in occupied buildings without breaking the lease. Coordination with landlord, freight elevators, after-hours work, and tenant-impact minimization.

Frequently Asked

Questions We Hear Often

Yes. We work from brand build manuals — color specs, finish samples, lighting kit-of-parts, signage mockups — and document conformance with photo records. We've handled brand builds for both national and regional chains.

A 3,000–5,000 sqft retail build-out runs 8–12 weeks from notice-to-proceed, assuming standard MEP and finishes. Restaurants run 12–16 weeks due to kitchen, gas, hood, and grease trap coordination.

Yes. We coordinate with the landlord and building manager around freight elevator scheduling, after-hours work, dust and noise control, and tenant impact. Work is sequenced to minimize disruption.

Yes. Medical and dental interiors require additional MEP scope (medical gas, vacuum, hand-wash placement) and infection-control construction protocols (ICRA) where work occurs near patient areas. We coordinate with the provider's compliance team.

Tenant Improvement (TI) typically modifies an existing space within a leased building. A build-out usually means finishing a shell-and-core space for first occupancy. Both involve interior construction, but the scope, MEP allowances, and landlord coordination differ.
